Snagging Surveys
A snagging survey is a visual inspection designed to check for problems with a new-build home and should pick up everything from minor issues, such as a door that doesn't close properly, to more serious structural problems. The most common issues picked up by snagging surveys tend to be with plastering, tiling, skirting boards and external brickwork. They also cover the garden, driveway and garage if relevant.
A snagging inspection can also be useful following an extension or major renovation project.
When should the survey be carried out?
The best time to have a snagging survey completed is the period between building work being finished and your legal completion date, so the developer has time to fix any snags before you move in. However, some developers won't allow snagging inspections to be done before completion and may deny access. If this is the case with your purchase, your legal advisor may be able to intervene with the developer and arrange access by invoking your legal interest in the property. If this isn't possible, you should book the snagging survey as soon as you can after you've moved in.
All new homes should be covered by a ten-year Structural Warranty, which is split into two periods of time. The first two years of the policy is known as the Defects Insurance Period and during this time the builder is obliged to return and rectify any problems. The following eight years is known as the Structural Insurance Period and your warranty provider will be responsible for dealing directly with valid claims.
Therefore, a Snagging Survey should ideally be carried out before the end of the two-year period in order for the developer to fix any problems at their expense. It is also important that you record the date when the warranty period starts in case of any future problems.
How long does a Snagging Survey take?
The duration of a snagging survey will depend on the type and size of property that you are purchasing, however, it generally takes between two and three hours.
When will I get my Report?
This depends on the complexity of the property, however, generally we would expect to get your Snagging Survey to you within five working days from the date of the inspection.
